Dammit, my last reply didn't go through 
Well first off, I always zone only medium density when starting out. Your land values won't be high enough to get the skyscrapers and huge apartments and stuff when you start out, so zoning high density is just a waste of money when you start out.
As for the seaport, I wouldn't really spend the money on it until you have about 200,000 people. Other than for the garbage deals, it just causes too much pollution and crime with no payback. Once you get a moderate-sized city, the seaport helps your industry develop a ton, but until then it's a bit of a waste of money.
Same with the airport, only it helps your commerse and not your industry. I usually wait till I have about 500,000 people before I make an airport, for the same reasons as the seaport. The airport pollutes horrendously, and attracts a lot of crime, so make sure you're prepared for it.
The garbage deal and whatnot is good to make some money to start with, but eventually you'll want to cancel it so you can use that land to build other things, not to mention the great boost to land value you'll get without that trash around. In fact, in my city I export my garbage so I don't have to worry about it. Same thing with water, I just get my water from my neighbour so I don't have to worry about building pumps and all that. Much easier that way, IMO. Only if you have the money to spare though, I wouldn't recommend it until you have a few hundred thousand people.
